Applicants
Each person 18 years of age or older must complete and sign an application and only the applicants, and their children under age 18, may reside in the property. For each applicant 18 years of age and older, we will obtain a credit report, criminal background check, rental or mortgage history and employment history. A government issued photo ID is required for each applicant. The denial of one applicant may result in denial of all applicants. Complete applications are processed in the order they are received, as quickly as possible. Unverifiable or incomplete applications will be dismissed, lose their place in line, and verifiable complete applications will continue to be processed. Screening fees are non-refundable.
Screening Fees
For applications to be processed and considered, a non-refundable screening fee must be paid to the screening agency. The screening charge for each applicant is set by the screening service, and paid directly to the screening agency.
Income Criteria
Gross monthly household income must be three times the amount of the monthly rent. Proof of income is required. Applicants should include two pay stubs and/or bank statements from the past 90 days with their application. Unverifiable income will not be considered.
Credit Criteria
A credit report is used to evaluate the applicant's credit history and ability to pay rent when due. Negative credit factors that may be subject to denial or an increased security deposit include, but are not limited to: late payments, collections, judgments, total debt load, liens, debt to income ratio, or an active bankruptcy. All applicants need to have a good to exceptional credit rating. No co-signers accepted.
Rental History Requirements
Each applicant must demonstrate a history of meeting prior lease or mortgage obligations, and leaving any prior rented properties in good order. Adverse or unverifiable rental history, or late mortgage payments, may disqualify an applicant or require additional security deposit. Each applicant must provide 3 unrelated references.
Background Check Criteria
Agent will conduct a search of public records to determine whether applicant, or any proposed resident or occupant, has a conviction or charges pending as of the date of the application; a guilty plea; or no contest plea for any of the crimes as provided in ORS 90.303(3); or any other crime if the conduct is of a nature that could adversely affect the property of the landlord; or the health or safety of the landlord, landlord's agents, tenants, neighbors or others.
Conditions of Move In
Lease must be digitally signed by all applicants and security deposit paid within 24 hours of application approval. Applicants have five business days following lease signing to provide proof of rental insurance as outlined in the lease, and set up the utility accounts for the home. Utility accounts must show start dates on the date of move-in or previous business day if a weekend or holiday. Pro-rated first month's rent is due 2 days prior to move-in. Failure to meet these obligations and/or lease requirements will result in cancellation of application, and the lease if applicable. Applications will continue to be received and processed until all documentation has been received, a lease is signed and the security deposit has been paid in full.
